What does it actually cost to run your air conditioning in a holiday rental property?

There are a number of variables when calculating these costs. There is however one very reliable consistent factor, your rental clients are happy to let your AC run 24/7.

So, let’s look at the numbers. The starting point is the size of your AC. Statistically the average bedroom would be fitted with a 1500 kW system, and the living room a slightly larger 2000 kW unit. Next is your local electricity tariff rate, followed by the number of hours the system is running.

Put all that together and it looks like this (AC kW x tariff) / 1,000 = answer x running time.

Below we have costed three identical properties (two bedroom and a living room) from three holiday destinations. The tariff rates used are as quoted by the European commission as of July 2024.

Barbados – with all three AC’s left running 24/7 for a week will cost $315 USD

Italy – higher end of the European tariff rates would be € 285 per week
Spain – mid range tariff in European terms would be € 218 per week

As you can see, allowing the rental client to abuse the air conditioning can get pretty expensive, and that’s without considering the added wear and tear on the equipment.
